Celebrity homes in Beverly Hills: the reported sales on record

Key takeaway

We don't publish where anyone lives; we track purchases and sales by public figures that reputable outlets reported, from Lizzo's $11.15 million sale to Jeff Bezos's $165 million Warner Estate purchase. That record shows most famous sellers since 2023 closed below their asking price, and several sold for less than they paid. A star's name sells headlines; the land and the years held carry the value.

Who this guide is for

You're curious about celebrity homes in Beverly Hills, or you're pricing a house with a famous former owner, and want to know what the reported sales say about value.

Celebrity homes in Beverly Hills: what we publish and what we don't

We don't keep a list of residents, and we won't guess at one. What we publish is narrower and more useful: purchases and sales by public figures that a reputable outlet reported, with the outlet, the date, the area and the price. No addresses, no streets, no gate codes.

Read that way, the celebrity record says something the star maps don't. Since 2023, most famous sellers in and around Beverly Hills closed below their asking price, and several sold for less than they paid. The gains on record went to owners who held for a decade or more. A famous name sells headlines. It doesn't seem to hold value, and that's the most useful thing a buyer or seller can take from these sales.

Why a reported purchase isn't proof of residence

A deed shows who bought, not who moved in. Buyers at this level often use an LLC, keep several homes, or resell within a few years; several sales below are by people who bought and sold within the period we cover. So we describe each deal as a transaction on a date, and nothing more. Any page that tells you where a star lives now is guessing.

Where our celebrity sale figures come from

Each price below comes from a named outlet, from CNBC and Los Angeles Magazine to TMZ, and is written as reported, with the month. Where an outlet was citing another (the Wall Street Journal, Realtor.com, TMZ), we say so. Prices for houses that haven't sold are marked as asking prices. If a figure later turns out to be wrong, we'll correct it.

Celebrity home sales in Beverly Hills and Bel Air: the reported record

These are the reported deals by public figures in Beverly Hills and the neighboring enclaves we cover, largest first. "Bought" and "sold" describe the deal as reported; they say nothing about who uses the house today.

How to read the celebrity sales table

Twenty deals span $11 million to $165 million. The top six are estate purchases in Bel Air, Holmby Hills and Benedict Canyon, and they set the ceiling covered in our ranking of LA's priciest neighborhoods. The other fourteen run from $11 million to $63 million and are mostly in Beverly Hills itself. For the full list of record prices, without the names, see our most expensive homes in Beverly Hills page.

Celebrity homes in Beverly Park: the gated enclave's reported sales

Beverly Park appears in the record more often than any other single enclave: four reported deals and one long listing. We can't tell you who's behind the gate today. We can tell you what sold, and what it says about prices there.

Mark Wahlberg's former estate: $55 million in 2023, about $63 million in 2025

HELLO! reported in February 2023 that Mark Wahlberg sold his North Beverly Park home for $55 million, after asking $87.5 million in 2022. In July 2025, RESIDENT reported that Paris Hilton bought the same former Wahlberg estate, 30,500 square feet on 6.14 acres, for about $63 million, below a $68 million ask earlier that year. The house traded about $8 million higher two years on, yet both sales closed well under the asks.

Adele and Ye: $58 million and $35 million purchases

TheWrap reported that Adele bought Sylvester Stallone's Beverly Park house for $58 million in 2022. TMZ reported in October 2024 that Ye bought a $35 million home in Beverly Park North, about 20,000 square feet on roughly 7 acres. The gap between the two shows how much range sits inside one gate: size, lot and condition decide the price, not the enclave's name.

Rod Stewart's $80 million ask

FOX 11 reported that Rod Stewart listed his Beverly Park estate at $70 million in June 2023 and raised the ask to $80 million that December. No sale is in our sources. Read it as an asking price only, and set it against the $55 million and $63 million closings above.

Beverly Park's address says 90210, but the city is Los Angeles

The Census Bureau geocoder places the North Beverly Park entrance in the City of Los Angeles, despite its Beverly Hills 90210 mailing address. That puts sales there under Measure ULA: at 5.5% for sales of $10.9 million or more after June 30, 2026, a $63 million sale would owe about $3.47 million in ULA alone. Our Beverly Park guide and the LA mansion tax calculator run the full numbers.

Celebrity homes that sold below asking: the price cuts

The pattern in the reported sales since 2023 is plain: most famous sellers took less than they asked, often by millions. Here are the clearest cases.

Steve Wynn: $110 million ask, $47.75 million sale

Casino.org reported in July 2026 that Steve Wynn's Benedict Canyon estate sold for $47.75 million, $62.25 million below his 2021 asking price of $110 million. The listing agent said it ranked as Beverly Hills' highest sale of 2026 at that point. The top sale of the year still closed at well under half the original ask.

James Packer and Lizzo sold for less than they paid

The Nightly reported in April 2025 that James Packer sold his Beverly Hills house for $60 million, about $3.8 million less than he paid, after asking $85 million in late 2023. Complex reported in April 2026 that Lizzo sold her home in the hills above Beverly Hills for $11.15 million, nearly $4 million below the $15 million she paid in 2022. Lizzo held for about four years. Neither figure counts commission or transfer taxes, so the losses after costs were larger.

The Dubrows and Will Arnett: below asking at $16.5 million and $20.2 million

Heather and Terry Dubrow asked $25 million in March 2025 and sold for $16.5 million, a deal TMZ reported closed in August 2025. Will Arnett did better: he bought in 2021 for $16.4 million and sold for $20.2 million, per Century City News in March 2025, still under his $22.5 million ask. A four-year gain of $3.8 million, before transfer taxes and commission, isn't a windfall at this price.

Jennifer Lopez and Ben Affleck: three asks, no reported sale

FOX 11 reported their $60.8 million Beverly Hills purchase in 2023. HELLO! reported in January 2026 that they first asked $68 million in 2024, cut to nearly $60 million in May 2025, relisted at $52 million that September, and had taken the house off the market again by January 2026 with no sale reported. If you're pricing a recent celebrity purchase, that's the risk in one example: the buyer's price isn't the resale price.

Celebrity homes held long enough to profit: the gains on record

The gains in the reported record went to owners who held for a decade or longer, or who built on land bought early. The famous name didn't do the work; time did.

Wahlberg's Beverly Park land: $8.25 million to $55 million

HELLO! reported that Wahlberg bought the Beverly Park land about 14 years before his 2023 sale, for $8.25 million. He held it and sold for $55 million, even after cutting $32.5 million off his ask. A long hold absorbed a price cut that would have meant a loss for a short one.

Jannard in Trousdale: a $20 million site, a $46.95 million sale

Outlook Luxe reported in July 2026 that James Jannard sold his brutalist Trousdale Estates house for $46.95 million. He bought the site for $20 million in 2009, then asked $68 million in June 2024 and $59.5 million in July 2025. Seventeen years of ownership turned a 31% cut from the first ask into a gain. Our Trousdale Estates guide covers the 14-foot height rule that shapes every house there.

The former Willis home: $16 million in 2014, $41.3 million in 2026

EntertainmentNow reported that Bruce Willis's former Benedict Canyon home, about 10,300 square feet and built in 1928, sold off-market for $41.3 million in April 2026. Willis had sold it in 2014 for $16 million. The gain went to the owners who came after him, which is the point: in Beverly Hills, the land and the years carry the value, not the name on the old deed.

Off-market celebrity homes in Beverly Hills: deals that never listed

Several of the deals above never appeared on the open market. They became public later, through the press.

How off-market celebrity deals become public

Century City News reported that Selena Gomez and Benny Blanco bought a $35 million Spanish-style Beverly Hills estate in an off-market deal that closed December 4, 2024, citing records reported by Realtor.com after TMZ first broke it. The former Willis home also sold off-market. In the Gomez and Blanco case the price was reported months after the closing, not before. If you're buying, that means some of the comparables you need won't show in a portal search until weeks after closing.

How common off-market sales are at the top

The most recent market-wide figure we've found is old: Miller Samuel estimated that about one-third of Greater Los Angeles sales over $5 million in Q1 2017 never appeared on the MLS. No newer market-wide share has been published that we could verify. Our pocket listings guide covers how those sales work, and our private search page explains how a buyer gets shown them.

Celebrity homes in Bel Air and Holmby Hills above $100 million

The biggest names in the record bought just west of the Beverly Hills city line, in the City of Los Angeles.

Chartwell, The One and Casa Encantada in Bel Air

Los Angeles Magazine reported in December 2019 that Lachlan Murdoch bought Chartwell, the ten-acre estate seen in the opening credits of The Beverly Hillbillies, for about $150 million. ABC7 reported in March 2022 that Richard Saghian bought The One at a bankruptcy auction for about $141 million, against a $295 million listing. A report syndicated by DNyuz in September 2026 said Peter Thiel paid $130 million for Casa Encantada at a foreclosure auction in July 2026. All three closed far below their highest asks: NBC Los Angeles reported Chartwell had been listed at $350 million, The One at $295 million, and Casa Encantada had asked $250 million in 2023. Our Bel Air guide covers the hillside building rules that apply there.

The Spelling Manor in Holmby Hills: $110 million in 2025

TMZ, following the Wall Street Journal, reported in August 2025 that Eric and Wendy Schmidt paid $110 million for the Spelling Manor. Petra Ecclestone had bought it in 2011 for $85 million, and it sold in 2019 for $119.75 million. The 2025 price was below both the $137.5 million ask and the 2019 sale. See the Holmby Hills guide for the neighborhood around it.

Pricing former celebrity homes in Beverly Hills

For buyers: discount the name, price the land

If the listing leads with a famous former owner, ask for the closed sales of comparable lots nearby, not the famous seller's own purchase price. Lopez and Affleck's $60.8 million purchase didn't support a $68 million ask, and Packer's $85 million ask closed at $60 million. Then work out what you'll pay to own it: our property tax estimator gives the yearly bill, and the jumbo mortgage calculator sizes the loan.

For sellers: the headline helps marketing, not the appraisal

A known name can bring attention and showings. The sales above suggest it doesn't lift the closing price on its own. Price on the lot, the house and recent sales, check which side of the city line you're on, and decide early whether to test the price privately. Our Beverly Hills homes guide sets out the neighborhoods, and the featured Beverly Hills luxury agent page lists the agent we feature. Tax effects vary by sale, so confirm them with a CPA or an attorney.

Celebrity homes in Beverly Hills FAQs

Who lives in Beverly Hills?

We don't publish who lives in Beverly Hills, and we don't think anyone can say reliably. A deed shows who bought a house, not who lives in it, and owners at this level often buy through companies or resell within a few years. What we publish is the record of purchases and sales by public figures reported by reputable outlets, with the outlet, date, area and price.

What celebrities bought homes in Beverly Hills recently?

Reported purchases include Paris Hilton's Beverly Park estate for about $63 million (RESIDENT, July 2025), Selena Gomez and Benny Blanco's $35 million Beverly Hills estate (Century City News, March 2025) and Ye's $35 million Beverly Park North home (TMZ, October 2024). Each was reported as a purchase on that date; none tells you where anyone lives today.

What is the most expensive celebrity home sale in Beverly Hills?

Jeff Bezos's $165 million purchase of the Warner Estate in Benedict Canyon from David Geffen, reported by CNBC in February 2020, was called the highest price paid for a Los Angeles-area home at the time. Geffen had bought the roughly 9.4-acre estate in 1990 for $47.5 million, itself a record then.

Where are the celebrity homes in Beverly Hills?

We don't publish addresses or streets. By area, the reported deals cluster in Beverly Park, Trousdale Estates, Benedict Canyon and the hills above Beverly Hills, with the largest estate purchases just west in Bel Air and Holmby Hills. Note that North Beverly Park has a Beverly Hills 90210 address but sits in the City of Los Angeles.

Do celebrity homes in Beverly Hills sell for more?

The reported record doesn't suggest they do. Steve Wynn's estate sold for $47.75 million against a $110 million ask from 2021, the Dubrows sold for $16.5 million after asking $25 million, and Lizzo and James Packer both sold for less than they paid. The gains on record went to long holds, such as Wahlberg's Beverly Park land bought for $8.25 million.

Can I buy a former celebrity home off-market?

Yes, and many of these deals happen that way. Selena Gomez and Benny Blanco's $35 million purchase and the $41.3 million sale of Bruce Willis's former home were both reported as off-market. Miller Samuel estimated in 2017 that about one-third of Greater LA sales over $5 million never reached the MLS. Ask a licensed agent how they find private listings before you rely on portal searches.
