The calculator above turns a price, down payment, jumbo mortgage rate, term and property tax rate into a monthly payment. With its defaults, an $8 million Beverly Hills home with 30% down at 7.24% over 30 years comes to about $38,164 in principal and interest plus $7,927 in property tax, or $46,091 a month before insurance. Swap the default rate for your lender's quote, because it's a conforming-loan average.
You have a price in mind for a Beverly Hills or Westside home and want to see what a jumbo loan would cost each month at different rates and down payments.
Jumbo mortgage rates and payments in Beverly Hills: what to enter
The rate field moves your answer more than anything except the price. On a $5.6 million loan, one point is worth about $3,700 to $3,900 a month, so the default rate is a placeholder until you have a quote.
Price and down payment
Enter the price you expect to pay and your down payment as a percentage. The calculator subtracts the down payment to get the loan. In Los Angeles County any one-unit loan above $1,249,125 is a jumbo in 2026; our guide to jumbo loans in California explains the limit.
Rate and term
The rate starts at 7.24%, the Freddie Mac 30-year fixed average for the week of October 29, 2026. Replace it with the rate on a written quote. The term is the number of years on a fixed-rate loan; 30 is the default.
Property tax rate
The default is 1.189084%, the 2026-27 rate for central Beverly Hills (TRA 2410). For a City of LA home in Bel Air or Holmby Hills, the 2026-27 rate in TRA 67 is 1.185825%. Our Beverly Hills property tax rates page explains how to find the parcel's own rate.
What the results show at today's jumbo mortgage rates
The calculator gives you two monthly figures and their total. Here's what each one includes and what it leaves out.
Principal and interest
This is the fixed monthly payment that repays the loan over the term at your rate. It doesn't change over the life of a fixed-rate loan.
Property tax per month
This is the price times your tax rate, divided by 12. It assumes the County assesses the home at your price, which is where a new owner starts. It excludes direct assessments on the parcel's bill and the one or two supplemental bills that follow a purchase.
What the calculator leaves out
Insurance isn't estimated: get a quote, and read our Beverly Hills home insurance notes first, since the FAIR Plan caps residential policies at $3 million. HOA dues, one-time closing costs and transfer taxes aren't included either. On the City of LA side, Measure ULA alone can add hundreds of thousands at closing; see the Measure ULA calculator.

| Price | Loan | Principal and interest | Property tax | Monthly total |
|---|---|---|---|---|
| $5,000,000 | $3,500,000 | $23,852 | $4,955 | $28,807 |
| $8,000,000 | $5,600,000 | $38,164 | $7,927 | $46,091 |
| $10,000,000 | $7,000,000 | $47,705 | $9,909 | $57,614 |
| $25,000,000 | $17,500,000 | $119,262 | $24,773 | $144,035 |
Property tax runs at about a fifth of the principal and interest at every price in this table. Insurance comes on top.
How a change in jumbo mortgage rates moves the payment
Rates are the input you can't set yourself, so test a range. This table holds the $8 million home and $5.6 million loan steady and changes only the rate.
On a $5.6M loan over 30 years
| Rate | Principal and interest | With Beverly Hills property tax |
|---|---|---|
| 6.24% | $34,444 | $42,371 |
| 6.74% | $36,284 | $44,212 |
| 7.24% | $38,164 | $46,091 |
| 7.74% | $40,080 | $48,008 |
| 8.24% | $42,032 | $49,959 |
Each half point moves the payment by about $1,850 to $1,950 a month. If a lender's quote is a quarter point lower than another's on the same terms, enter both and look at the gap over a year before you decide it's small.
Where the default jumbo mortgage rate comes from
The default is Freddie Mac's Primary Mortgage Market Survey, which put the 30-year fixed average at 7.24% on October 29, 2026, down from 7.32% the week before. A year earlier it was 6.17%. The survey covers conforming loans, so jumbo pricing can differ.
We use it because it's public, weekly and easy to check. It isn't a quote, and nobody will lend you $5.6 million at an average. If you're comparing Beverly Hills with other homes in the city at different prices, keep the rate fixed and change the price, then change the rate once you have real quotes.
Reader check: the calculator shows estimates, not a loan offer or advice. Get rates and terms in writing from a licensed mortgage lender, and confirm the parcel's tax rate on its bill.
Jumbo mortgage rates calculator FAQs
What jumbo mortgage rate does the calculator use?
It starts at 7.24%, Freddie Mac's 30-year fixed average for the week of October 29, 2026. That survey covers conforming loans, so a jumbo quote can differ. Replace the default with the rate on a written quote from your lender, and compare quotes for the same loan amount, term and lock period.
What is the monthly payment on an $8 million home with 30% down?
With a $5,600,000 loan at 7.24% over 30 years, principal and interest come to about $38,164 a month. Property tax at the 2026-27 Beverly Hills rate of 1.189084% adds about $7,927, for a total of about $46,091 before insurance, which the calculator doesn't estimate.
Does the calculator include property tax?
Yes. It multiplies the price by the tax rate you enter and divides by 12. The default is 1.189084%, the 2026-27 rate for central Beverly Hills. It leaves out direct assessments on the parcel's bill and the supplemental bills that follow a purchase, so read the current bill for the home you're buying.
Does the calculator include homeowners insurance?
No. Insurance isn't estimated, because premiums at these values depend on the home, the carrier and the fire hazard zone. Get a quote before you lock a rate. The California FAIR Plan caps residential policies at $3 million, so a high-value home may need more than one policy.
How much does a one-point change in jumbo mortgage rates cost?
On a $5,600,000 loan over 30 years, dropping from 7.24% to 6.24% cuts principal and interest from about $38,164 to $34,444 a month. Rising to 8.24% lifts it to about $42,032. That's roughly $3,700 to $3,900 a month for each point, or about $45,000 a year.
