Buying above $5 million in Beverly Hills starts with the parcel, not the house: which city it's in, whether it sits in a Very High Fire Hazard Severity Zone, and how much the code lets you build. A good realtor checks those before you tour, then lines up proof of funds or a jumbo loan (anything over $1,249,125 in Los Angeles County in 2026), a written buyer agreement, and hillside inspections. Send your brief with the form above and it goes to the agent this guide features.
You're planning a purchase of $5 million or more in Beverly Hills or a nearby enclave and want to know the steps, the checks and the costs before you choose a realtor.
How buying in Beverly Hills works with a realtor above $5 million
Two houses at the same price can cost you very different amounts to own and to change. One sits in the City of Beverly Hills, outside the fire zone, on a flat lot. The other sits across the line in Los Angeles, in a Very High Fire Hazard Severity Zone, on a hillside where the code caps what you can add. The asking price doesn't show any of that, so the order of work below puts the parcel ahead of the house.
Step 1: prove you can close
Have proof ready before the first showing, because a seller's agent can ask for it then and will expect it with any offer. A cash buyer sends a recent bank or brokerage statement. A financed buyer sends a jumbo pre-approval, since every loan over $1,249,125 on a one-unit home in Los Angeles County is jumbo in 2026. Our jumbo loan limits and lender terms covers how lenders size those loans.
Step 2: sign the buyer agreement
Since August 17, 2024, buyers working with a REALTOR are asked to sign a written agreement before touring. NAR says the compensation in it is negotiable, isn't set by law, and must be a definite amount, not a range. Read the term and the fee, and know that the agent can't be paid more than that amount from any source.
Step 3: check the parcel, then the house
Before you tour, have your realtor pull the city, the fire zone, the school district and the building rules for the lot. The next section lists each check and where to run it. This is the step most likely to change what a house is worth to you.
Step 4: offer, inspect and close
Make the offer subject to inspections and a title review, then use the inspection period for the hillside checks set out below. During escrow, line up insurance early. North of Sunset, ask for quotes the week you're in contract.
What a Beverly Hills realtor checks on the parcel
These checks take an afternoon and use public tools. Ask your realtor to bring the answers to the first showing.
City of Beverly Hills or City of Los Angeles
About 38% of ZIP 90210's land is in the City of Beverly Hills and about 61% is in the City of Los Angeles, by the 2020 Census. The line decides who runs police and fire, which school district serves the address, and whether Measure ULA applies when you sell. The guide to Beverly Hills ZIP codes maps the split, and the Beverly Hills vs Bel Air comparison sets the two cities side by side.
Fire hazard zone and what it does to insurance
The City of Beverly Hills says the area north of Sunset Boulevard, plus a few blocks south, is a Very High Fire Hazard Severity Zone. County maps show the same rating at sample points in Bel Air, Holmby Hills, Beverly Crest and Beverly Park. The California FAIR Plan writes residential policies only up to $3 million, so on a $10 million house you'll need other cover for the rest. Our home insurance and FAIR Plan guide explains the options.
Hillside and Trousdale building limits
If you plan to add on, ask what the code allows before you price the lot. In the Beverly Hills Hillside Area, floor area over 15,000 square feet needs a Hillside R-1 permit, and no more than 3,000 cubic yards of earth can be moved on or off a site in five years. In Trousdale Estates, roofs stop at 14 feet. A house already at its cap is worth what it is, not what it could become.
School district lookup
We never say a house is zoned for a school. Run the address through the BHUSD School Finder or, for a City of Los Angeles address, the LAUSD Resident School Identifier. The Beverly Hills schools guide covers both districts.
The same checks apply in the smaller gated pockets, such as Beverly Ridge Estates, where little is published and the parcel record does most of the work. Buyers comparing a separate city, such as Hidden Hills and its own gatehouses, should run the same checks there. Reported sales to public figures, collected in our celebrity homes guide, include several that closed well below the asking price.
Cash or jumbo loan: what your realtor will ask for
Freddie Mac's survey put the 30-year fixed rate at 7.24% for the week of October 29, 2026. That survey covers conforming loans, so a jumbo quote can differ, but it shows the scale: on a $6 million loan, each percentage point changes the payment by tens of thousands of dollars a year.
When a loan becomes jumbo in Los Angeles County
FHFA set the 2026 one-unit conforming limit for Los Angeles County at $1,249,125, the high-cost ceiling. Every loan above it is jumbo, which in practice means every financed purchase this guide covers. Bank of America says jumbo loans typically carry stricter underwriting and a larger down payment than a standard mortgage. Run your own numbers on the jumbo mortgage calculator.
Proof of funds for a cash offer
A cash offer still needs paper. Send a statement that shows the full price plus closing costs in accounts you control, and expect the seller's agent to ask when the funds will reach escrow. Money held abroad needs time to move, so start the transfer before you're in contract, not after.
Inspections on Beverly Hills hillside homes
A general home inspection covers the house. On a hillside lot the risk often sits under and around it, so add the checks below to your inspection period and ask each inspector for a written report.
- Soils and slope. Ask a geotechnical engineer to review the slope, retaining walls and drainage, and to read any reports the seller has.
- Permits. Compare what's built with the permits on file at the city, including basements, which count toward the Hillside Area's earthwork limits.
- Brush clearance. In the Very High zone, the Beverly Hills Fire Department inspects every property for brush clearance on or after April 1 each year. Ask for the last result.
- Sewer and water lines. Have a camera inspection run on the sewer lateral, which is costly to replace on a slope.
None of these is required by law, and we can't tell you what a report will find. They're the checks that tend to change a price on a hillside house.
Closing costs a Beverly Hills realtor will put in front of you
Here's what lands on the buyer's side of a $10 million purchase, using published 2026-27 rates. Title and escrow fees vary by company, so get written quotes.
| Cost | How it's set | On a $10 million home |
|---|---|---|
| Property tax, central Beverly Hills (TRA 2410) | 1.189084% for 2026-27, before direct assessments | About $118,908 a year |
| Property tax, City of LA enclaves (TRA 67) | 1.185825% for 2026-27, before direct assessments | About $118,583 a year |
| Supplemental tax bill | New value minus the old assessed value, prorated to June 30 | Depends on the seller's assessed value |
| Buyer agent compensation | Negotiable, written in the buyer agreement | The amount you agreed |
| Title insurance and escrow | Quoted by the title and escrow company | Ask for written quotes |
| Transfer taxes | Who pays is set in the contract | See the transfer tax calculator |
The supplemental bill is easy to miss. California reassesses on a change in ownership, and a purchase can bring one or two extra bills on top of the annual one. The Beverly Hills property tax estimator works out your first year. For the transfer taxes on a City of Los Angeles sale, use the calculator on the mansion tax page.
What to send a Beverly Hills realtor through the form above
The form above goes to the agent this guide features, described on our featured agent page. A short, specific brief gets a better first reply than a price range alone.
- Your price band and whether you'll pay cash or borrow.
- Which side of the city line you'll consider, or whether it doesn't matter to you.
- Lot needs: flat or hillside, minimum size, room to build.
- Whether you'd look at homes that aren't on the open market.
- Your timing, and when you'll be in Los Angeles to tour.
If you'd rather start with prices, the Beverly Hills homes for sale guide covers the market by area. Tax and loan points on this page are general, so confirm your own position with a CPA and a lender before you sign.
Beverly Hills realtor FAQs for buyers
Do I need a realtor to buy a house in Beverly Hills?
No law requires one. A realtor gives you access to showings, disclosures and sellers' agents. If you hire one, you'll sign a written buyer agreement that states the term and a definite, negotiable fee before you tour.
How much does a Beverly Hills realtor charge a buyer?
There's no standard rate. NAR says buyer-agent compensation is negotiable, isn't set by law, and must appear in the written buyer agreement as a definite amount, such as a flat fee or a percentage. The agent can't receive more than that amount from any source, including the seller.
What is a jumbo loan in Beverly Hills?
A jumbo loan is any mortgage above the conforming limit. In Los Angeles County the 2026 one-unit limit is $1,249,125, so almost every financed purchase in Beverly Hills is jumbo. Lenders typically ask for a larger down payment and stricter documentation than on a conforming loan.
What property tax will I pay on a Beverly Hills home?
In central Beverly Hills (Tax Rate Area 2410) the 2026-27 rate is 1.189084% of assessed value, before direct assessments. On a $10 million purchase that's about $118,908 a year, plus one or two supplemental bills after you buy. Read the exact rate area on the parcel's own bill.
Does Measure ULA apply when I buy in Beverly Hills?
Measure ULA applies only to property conveyed in the City of Los Angeles, so it doesn't apply in the City of Beverly Hills. Bel Air, Holmby Hills, Beverly Crest and Beverly Park are in Los Angeles, where it does. The contract decides who pays it, so read that clause.
Which inspections should I order on a Beverly Hills hillside home?
Beyond the general inspection, consider a geotechnical review of the slope and retaining walls, a sewer camera inspection and a permit check against what's built. In the Very High fire zone, ask for the latest brush clearance inspection. Each report can change the price or the terms.
