Privacy policy

Key takeaway

You can read every page of Luxury Beverly Hills Homes without giving us any personal information. If you send an inquiry, we store it with the consent wording you agreed to and pass it to our featured agent, who may contact you. We don't sell or share your information for advertising. Effective November 3, 2026.

1. Who we are

Luxury Beverly Hills Homes (www.luxurybeverlyhillshomes.com) is an information service about luxury homes in Beverly Hills and nearby areas of Los Angeles County, published in English and Simplified Chinese. It is not a real estate brokerage. This policy explains what personal information we collect, how we use it, who receives it and the choices you have. It applies to this Site only. Effective date: November 3, 2026.

2. What we collect

You can read the whole Site without telling us who you are. We collect personal information in two ways: when you send an inquiry, and automatically in request logs when your browser loads a page. We do not ask for Social Security numbers, financial account details, precise location or other sensitive personal information, and we do not knowingly collect information from anyone under 16.

The Site does not use advertising cookies, analytics cookies or third-party tracking scripts, and does not track you across other websites. It uses your browser's session storage, which is cleared when you close the tab, to remember the page you arrived on for an inquiry and whether you have already seen the inquiry prompt. Its fonts load from Google Fonts, which receives your IP address and browser details when your browser requests them.

3. How we use it

  • To answer your inquiry and pass it to the featured agent.
  • To keep a record of your inquiry and the consent wording you agreed to.
  • To run, secure and fix the Site, including blocking spam and automated abuse.
  • To understand which pages are useful, in aggregate.
  • To comply with the law and enforce our Terms of Use.

We do not use your information for any other purpose without telling you first.

4. Who receives it

The featured agent. When you send an inquiry, you ask us to share your name, email, phone and the details of your inquiry with our featured agent, Michael J. Chen of Christie's International Real Estate Southern California (DRE #01395954). He may contact you by phone, text message or email about your inquiry. Once he has your details, his own and his brokerage's privacy practices also apply to how they are used. You can ask him to stop contacting you at any time, and you can reply STOP to any text message.

Service providers that process information for us under contract and only to provide their service: website hosting and request logs (Vercel), our database (Supabase), email delivery (Resend) and web fonts (Google Fonts).

Legal and safety. When the law requires it, or to protect the rights, property or safety of the Site, its users or others.

Business transfer. If the Site or its operator is sold or merged, personal information may transfer to the new owner under this policy.

We do not sell your personal information, and we do not share it for cross-context behavioral advertising. Passing your inquiry to the agent you asked to hear from is a disclosure you direct, not a sale.

5. How long we keep it

We keep inquiry records, including the consent wording, for up to three years after your last inquiry, so we can show what you agreed to and answer questions about it, and then delete them. Request logs are kept for up to 90 days, except where we need them longer to investigate abuse. We delete records sooner when you ask, unless the law requires us to keep them.

6. Your California privacy rights

If you live in California, the California Consumer Privacy Act, as amended by the California Privacy Rights Act, gives you the right to:

  • Know what personal information we have collected about you, where it came from, why we collected it and who received it.
  • Get a copy of that information.
  • Correct information that is inaccurate.
  • Delete information we hold about you, with the exceptions the law allows.
  • Opt out of the sale or sharing of personal information. We do not sell or share it, so there is nothing to opt out of, but you may still ask.
  • Not be treated differently for using any of these rights.

To make a request, email hello@luxurybeverlyhillshomes.com or use our contact page, and say what you want. You can write in English or Chinese. We will confirm receipt within 10 business days and respond within 45 days. To protect you, we verify a request by matching the email address or phone number you used in your inquiry, and we may ask for one more detail. You can use an authorized agent; we will ask for your signed permission. Under Civil Code section 1798.83, California residents may also ask whether we disclose personal information to third parties for their own direct marketing. We disclose an inquiry only to the featured agent you asked to hear from, about that inquiry.

7. Global Privacy Control and Do Not Track

We honor the Global Privacy Control signal as a request to opt out of the sale or sharing of personal information. Because we do not sell or share personal information or track you across websites, a Do Not Track or Global Privacy Control signal does not change how the Site works.

8. Visitors outside the United States

The Site is operated from the United States, and our service providers may store and process information there. If you send an inquiry from another country, your information is transferred to the United States, where privacy laws may differ from those where you live.

9. Security

Information is sent to us over an encrypted connection and stored with access limited to the people and providers who need it. No system is completely secure, so do not send information through the Site that you would not want exposed, such as account numbers.

10. Children

The Site is meant for adults. We do not knowingly collect personal information from anyone under 16. If you believe a child has sent us information, contact hello@luxurybeverlyhillshomes.com and we will delete it.

11. Changes to this policy

We will post any change on this page with a new effective date. If a change affects how we use information we already hold, we will ask for your consent where the law requires it. If the English and Chinese versions of this policy differ, the English version controls.

12. Contact

Questions or requests about this policy: hello@luxurybeverlyhillshomes.com, or our contact page.
