Beverly Hills median home price and housing market, 2026

Key takeaway

The Beverly Hills median home price was $4,029,331 in September 2026, Redfin's median sale price on 73 sales, while Zillow's typical home value for the city was $3,676,482. The two disagree because Redfin counts what closed in one month and Zillow models the middle of all homes. With so few sales, a handful of estates can move the median by a third in a year, so read the count and the area before the headline figure.

What is the median home price in Beverly Hills?

It depends on who is counting, and the gap between the counts is the most useful thing on this page. Redfin's median sale price for the City of Beverly Hills was $4,029,331 in September 2026, on 73 sales. Zillow's typical home value for the city was $3,676,482 the same month. Both are in the figures above.

Redfin's number was up about 37% on a year earlier. Zillow's was up 9.3%. Prices didn't rise by a third in twelve months; the mix of homes that closed changed. When a month brings a few more hillside houses and a few fewer condos, the median jumps, and it falls back when the mix swings the other way.

So treat the median as a description of last month's sales, and Zillow's figure as the steadier read on direction. For the price of a specific house, neither is enough; you need the figure for its area, which we cover below and on our guide to Beverly Hills homes by area.

Why sources disagree on the Beverly Hills median home price

Four sources publish a Beverly Hills price figure people search for, and each measures something different. The table puts them together.

Source and periodWhat it measuresFigure
Zillow, September 2026Typical value, middle third of all homes, City of Beverly Hills$3,676,482
Redfin, September 2026Median sale price, all home types, 73 sales$4,029,331
Elliman Report, Q4 2025Median sale price, single-family only, 48 sales$6,022,500
PropertyShark, Jan to Sept 2026Median sale price, ZIP 90210$5,390,000

Zillow's typical home value

Zillow estimates the value of homes in the middle third of the market, then smooths and seasonally adjusts the series. It includes condos and doesn't depend on what sold. That makes it slow to react and good for trend, but by design it can't describe the top of the market.

Redfin's median sale price

Redfin reports the middle sale of the month across all home types. Its median list price for the city was only $3,168,223 in September 2026, lower than the sale median, which tells you the homes on the market and the homes that closed were different sets of houses.

The Elliman Report's single-family median

Miller Samuel's quarterly report for Douglas Elliman counts single-family homes separately, which is why its Beverly Hills median runs far above the others. Its fourth-quarter 2025 figure was down 28.9% on a year earlier, on 48 sales, another swing set by mix more than by value. Its average sale price was $9,075,815, the figure most people mean by the average home price.

PropertyShark's ZIP ranking

PropertyShark ranked 90210 eighth among US ZIP codes in 2026, with a median of $5,390,000 for sales from January through September. That's a ZIP figure, and about 60% of 90210's land is in the City of Los Angeles, so it isn't a Beverly Hills city number. Our Beverly Hills ZIP codes page explains the split.

How small sale counts swing the median home price

A median from 16 sales isn't a price level; it's the eighth or ninth house. The sales table above shows how thin some of these counts are.

The city as a whole

With 73 sales in September 2026, the city median is the most reliable Redfin figure here, and it still rose 37% in a year. Zillow's 9.3% is the better guide to direction.

ZIP 90210

Redfin's 90210 median was $5,273,450 on 60 sales, up 41% on a year earlier, while Zillow's typical value for the ZIP rose 10.3%. Most of 90210's land is in the City of Los Angeles, so the ZIP median mixes two tax regimes.

ZIPs 90211 and 90212

Here the samples are tiny. Redfin's 90212 median was $3,249,045 on 16 sales, about $860,000 above Zillow's typical value for the ZIP; 90211's was $2,050,398 on 20 sales, about $190,000 below Zillow's. Neither gap is a market signal. Two or three bigger houses closing in a month is enough to create it.

Median home price by area: the flats, Trousdale and the hills

The neighborhood values above show why a city-wide number misleads at the top. Zillow's typical value for its Flats neighborhood was about $10.3 million in September 2026, close to three times the city figure, while Beverly Crest, in the City of Los Angeles, was about $2.76 million.

The flats and Beverly Hills Gateway

Both set new highs in September 2026, with the Flats up 15.8% and Beverly Hills Gateway up 17.4% in a year. The two highest-priced Zillow neighborhoods in the city were also rising fastest.

Trousdale Estates

Trousdale is the outlier the other way. Its typical value of about $7.9 million was up 8.6% in a year but still about 13% below its July 2022 peak of $9.14 million, and down 3.9% over five years. A buyer here is paying less than 2022 buyers did; an owner who bought at the 2022 peak would sell below that price today on Zillow's measure. See Trousdale Estates prices and rules.

Roxbury Park and Southeast Doheny

Zillow's Roxbury Park and Southeast Doheny neighborhoods were about $3.13 million and $2.71 million, close to the city-wide figure. Confirm which city an address in either sits in before you compare it with Beverly Hills numbers.

Bel Air, Holmby Hills and Beverly Park

Zillow's Bel Air neighborhood was about $4.14 million. Zillow has no series for Holmby Hills or Beverly Park, and their ZIP figures run well below their estates, so no published median describes them. Our Beverly Hills vs Bel Air comparison covers what does.

Is the Beverly Hills housing market a buyer's or a seller's market?

On Redfin's September 2026 figures, it leans to buyers above the middle and is balanced below it. The city had 6.9 months of supply and a median of 77 days on market, against 5.4 months and 56 days for the City of Los Angeles.

Discounts from list price

Beverly Hills homes sold for about 95.1% of their list price on average. On a $10 million asking price, that's about $490,000 off; in 90210, at 93.5%, it's about $650,000.

Where homes still sell over asking

About 22% of Beverly Hills sales closed above list. In 90212 it was about 44% of 16 sales. The bidding happened in the city's lower-priced ZIPs, not in the 90210 hills, where about 14% of sales closed above list.

Supply in the 90210 hills

90210 carried 10.2 months of supply, the slowest of the three Beverly Hills ZIPs. If you're buying there, you have time and leverage; if you're selling there, the Beverly Hills seller's guide covers pricing for a long market.

Ten years of the median home price in 90210

The chart above shows Zillow's typical value for 90210 against the city. Three phases stand out, and they matter for anyone deciding when to buy or sell.

2016 to 2022: the run-up

90210's typical value rose from about $2.35 million in September 2016 to a peak of about $5.55 million in June 2022.

2022 to 2025: the slide

Values fell for three years to about $4.77 million in August 2025, a drop of roughly 14% from the peak. Measure ULA took effect on City of Los Angeles sales from April 2023, which covers most of 90210's land. Our guide to the Los Angeles mansion tax explains what ULA adds to a sale.

2025 to 2026: the recovery

By September 2026 the ZIP was back to about $5.31 million, about 4% under its peak. The City of Beverly Hills figure sat about 6.5% below its July 2022 high.

Over ten years Beverly Hills beat the county. Over five, it trailed it badly: 3.8% against 13.1%. Don't read the last decade's gains as a forecast for the next five years.

Using the median home price to price a Beverly Hills purchase

Here's how to turn the published figures into a working price for one house, using a $6 million listing in the city as the example.

  1. Find the area's figure. Take the Zillow neighborhood or ZIP that contains the house, not the city median. A $6 million house in 90211 is far above its area; in the flats it's well below.
  2. Check the count. If the area had fewer than about 20 sales last month, give its Redfin median little weight.
  3. Apply the discount. At the city's 95.1% sale-to-list ratio, a $6 million ask came to about $5.7 million in September 2026.
  4. Add the carrying cost. Estimate tax with the Beverly Hills property tax estimator. At 7.24%, Freddie Mac's 30-year average for the week of October 29, 2026, a $4.2 million loan (30% down) runs about $28,600 a month in principal and interest; test your own terms in the jumbo mortgage calculator.

For houses above about $10 million, published medians stop helping, because there are too few sales to form one. That's where recent comparable sales, many of them unlisted, matter most; our featured Beverly Hills agent is one way to get them.

Beverly Hills median home price FAQs

What is the median home price in Beverly Hills?

Redfin's median sale price for the City of Beverly Hills was $4,029,331 in September 2026, on 73 sales of all home types. Zillow's typical home value for the city was $3,676,482 the same month. Single-family homes alone run higher: the Elliman Report's fourth-quarter 2025 single-family median was $6,022,500 on 48 sales.

What is the average home price in Beverly Hills?

The Elliman Report put the average Beverly Hills single-family sale price at $9,075,815 in the fourth quarter of 2025. The average sits far above the median because a few estate sales pull it up. For a typical house, the median or Zillow's typical value is the better guide; for the top of the market, look at the area's recent sales.

Are Beverly Hills home prices going up?

Over the past year, yes. Zillow's typical value for the city rose 9.3% to $3,676,482 in September 2026, and the flats set a record. Over five years the gain was only 3.8%, and the city remained about 6.5% below its July 2022 peak. Trousdale Estates was still about 13% under its 2022 high.

Why is Redfin's Beverly Hills median higher than Zillow's?

They measure different things. Redfin reports the middle sale among homes that closed in a month, so the mix of homes sold moves it. Zillow models the typical value of the middle third of all homes, smoothed and seasonally adjusted. In September 2026 Redfin's median was $4,029,331 and Zillow's figure was $3,676,482, a gap of about $350,000.

What is the median home price in 90210?

Redfin's median sale price for ZIP 90210 was $5,273,450 in September 2026, on 60 sales, and Zillow's typical value was $5,308,262. PropertyShark's 2026 ranking put the 90210 median at $5,390,000 for January to September sales. About 60% of 90210's land is in the City of Los Angeles, so these figures aren't Beverly Hills city numbers.

How long does it take to sell a house in Beverly Hills?

Redfin's median days on market for the City of Beverly Hills was 77 in September 2026, against 56 for the City of Los Angeles. The city had 6.9 months of supply, and 90210 had 10.2 months. Homes sold for about 95.1% of their list price on average, so most sellers accepted some discount.

How do Beverly Hills prices compare with Los Angeles?

Zillow's typical home value for the City of Beverly Hills, $3,676,482 in September 2026, was about four times the City of Los Angeles figure of $927,891 and the Los Angeles County figure of $871,674. Over ten years Beverly Hills rose faster than the county, 84.4% against 75.4%, but over five years it rose more slowly, 3.8% against 13.1%.
